Ann Arbor, Michigan

The roof is the one part of your house that never gets a day off.

Ice in January, hail in June, forty-degree swings in between.

Joe's Roofing Solutions is a family-run crew that tears off, rebuilds and repairs roofs across Southeast Michigan.

We would far rather tell you a roof has five good years left than sell you one you do not need yet.

  • A free inspection first, with photographs of what is really up there.
  • Tear-off to the deck, so bad sheathing is found, not covered over.
  • Site protected in the morning, magnet-swept before we pull out.

What we do

Six things, done properly.

Residential and commercial — from a cracked pipe boot to a full tear-off.

02

Roof repair

Leaks, wind-lifted shingles, cracked pipe boots, chimney and wall flashing. If it can be fixed honestly, we fix it and say so.

03

Storm damage repair

Wind and hail rarely leave an obvious hole. We find it, photograph it, and help you take it to your insurer.

04

Shingle roofing

Architectural asphalt shingles over a full underlayment system, with ridge venting so the attic can finally breathe.

05

Gutters

Gutters, downspouts and the fascia behind them — sized and pitched so water leaves the roof and stays off the foundation.

How it goes back on

A roof is a system, not a layer of shingles.

What sits under the shingles is what decides whether the roof lasts. This is the order every replacement goes on in.

  • The deck

The old roof comes off so we can see the wood. Soft or rotten sheathing gets replaced before anything new goes down.

  • Ice & water shield

Self-adhering membrane at the eaves, valleys and every penetration — where Michigan ice backs water up under the shingles.

  • Synthetic underlayment

Full-coverage synthetic across the field. It sheds water and keeps the deck dry while the job is open.

  • Starter, field & ridge

Starter course at the eaves and rakes, architectural shingles up the field, then hip and ridge caps to close it out.

  • Metal & ventilation

Drip edge, step and counter-flashing at every wall and chimney, new pipe boots, ridge venting. Roofs leak at the metal first.

On site

When the truck is in the driveway, the whole roof goes on in one go.

One crew, one job at a time. Tarps down, trailer on site, and everything that comes off the roof leaves the same day.

How it works

Four steps, no surprises.

Step 01

Free inspection

We get on the roof, photograph what is there, and tell you what we would do — including “nothing yet”.

Step 02

A written quote

Scope, materials and timeline in writing. If it is an insurance claim, we help you document it properly.

Step 03

Install day

Landscaping and windows protected, tear-off, decking repairs, then the new system goes on.

Step 04

Walk it with you

Magnet sweep of the drive and lawn, gutters cleared of debris, and a walk-around before we pull out.

Questions

The ones we get asked most.

How do I know if I need a repair or a whole new roof?

Missing or curled shingles, a ceiling stain, granules in the gutters, or anything odd after a storm is worth a look. We photograph what is happening and tell you which it is.

How long does a roof replacement take?

Most houses are a one- to three-day job, depending on size, pitch and how much decking has to be replaced once the old roof is off. You will know the plan, and roughly what the days look like, before anything starts.

Do you help with storm damage and insurance claims?

Yes. Wind and hail rarely leave a neat hole, so we document what we find with photographs and measurements and work with your insurer so the claim reflects what is genuinely on the roof.

What does a roof cost?

Every roof is priced on what it needs: size, pitch, how many layers come off, decking, venting and metal. The inspection and the written quote are free, so you get a real number for your house before you decide anything.

What do you install?

Architectural asphalt shingles over a full underlayment system is what most homes around here get. We also handle flat and low-slope systems, metal flashing and chimney work, skylights, and gutters.

Where do you work?

Ann Arbor and the Southeast Michigan towns around it, down through Monroe County to the Toledo area. If you are near the edge of that, call and ask — if we can get a truck there, we will look at it.
